摘要
通过使用特征价格模型,以2007-2016年17家大型房企土地成交的数据为样本,选取了土地面积、容积率、房企所有权性质等9个因素实证分析了各类因素对城市土地价格的影响。研究发现:当地房价、容积率、宗地所在地区人口等6个因素对土地单价具有显著的正向影响,而土地面积与容积率的二次方项对土地单价具有显著的负向影响。实证检验发现:对土地价格影响最大的特征因素是当地房价、容积率以及附近是否有轨道交通。
Based on the land transaction record of 17 large-sized housing enterprises from 2007 to 2016, by using the hedonic price model empirically the impact of 9 factors to the land price such asland area, floor area ratio and the nature of the ownership of the housing enterprises were analyzed. Theresults show that among the hedonic factors selected in this paper, the following six factors shows signifi-cant positive impact to the land price such as the house price, floor area ratio, population in the area.The quadratic term of land area and floor area ratio has a significant negative impact on unit price ofland. Further research shows that the three most influential factors on land prices are the local houseprice, floor area ratio and whether there is rail transition nearby.
